Once you’ve taken the decision to move into an independent retirement community, you’ll find your time is your own to spend. You don’t want to spend it maintaining your home and garden!

That’s why at Renaissance we look after all your villa’s external maintenance, and the vast majority of the internal maintenance as well.

All external home maintenance is taken care of

When you live in our Renaissance retirement community you’ll enjoy being surrounded by our beautifully maintained lawns and gardens – all without having to pull on gardening gloves yourself!

You’ll find that all the gardening work in our retirement community is taken care of by our professional gardeners and staff, so that your villa always looks beautifully presented.

And if you do enjoy giving your ‘green thumb’ a workout, you’ll always be welcome to potter about in your own garden – it’s just that it’s your choice, not your chore.

Most internal home maintenance is done for you

As you can see from the schedule below, there are a wide range of maintenance tasks that are taken care of for you. The cost is met from either the General Services Fund or the Maintenance Reserve Fund, which are financed from your monthly general service charge.

Maintenance that’s the responsibility of the Village

1. Carpet/Vinyl
Subject to insurance claim. Any amounts under insurance excess charged to the Maintenance Reserve Fund. Exception could be if damage was caused by a Resident when repair cost would be the Resident’s responsibility (e.g. deliberate, wilful damage or lack of duty of care).

18. Remote control buttons
Replacement remote control button would be at Resident’s cost.

19. Roof gutters – cleaning

Replacement of and fitting stand-by battery is a Village cost.

24. Tap washer or tap mixer cartridge replaced

Maintenance that’s the responsibility of the Resident

1. Air conditioner
Air conditioners are a non-standard fixture/fitting. Damage to air conditions due to any of the insurance risks mentioned in the notes at the foot of this schedule as well as fusion damage to motors should be included in the Resident’s own contents policy.

2. Keys
Lost keys or cutting of additional keys.

3. Light bulb replacement
Includes cost of bulb and, if carried out by staff, fee also charged 

4. Oil/grease spillage on garage floor

5. Pest treatment e.g. cockroaches, spiders, ants
Does not include treatment for termites (refer to item 26)

**Cockroaches can cause problems with dishwashers by destroying the control panel which is not covered under warranty. The cost will be passed on to the Resident in this case. Please note that residents are responsible to take action to prevent this happening. Please discuss the two recommended options to try and prevent this problem occurring with Village Administration. 

6. Solar panel & inverter
Solar Panels and Inverters are a non-standard fixture/fitting. Damage to solar panels and/or inverters due to any of the insurance risks mentioned in the notes at the foot of this schedule as well as fusion damage to motors should be included in the Resident’s own contents policy.

Notes on maintenance

With respect to electrical equipment which have motors as part of their operation (e.g. fan forced oven; ceiling fans; garbage disposal units), any damage caused by fusion of the motor would be subject to a claim on the Village insurance policy, subject to the policy’s excess provisions which is currently $1,000.00 for each individual claim.

Village maintenance means any maintenance cost which is met form either the General Services Fund or the Maintenance Reserve Fund.

Warranty on all Miele white/electrical goods is five (5) years from date of installation. Please also see Items 5 and 34 regarding Miele dishwasher.

Warranty on Panasonic/Sharp Microwaves is twelve (12) months.

*Note – once items are out of the warranty period, all maintenance costs are charged to the Village Maintenance Reserve Fund whilst any replacement costs are met from the Capital Replacement Fund.

The Village insurance policy on Villas covers the following risks:- Fire; Storm and Tempest; Malicious Damage by outside parties (e.g. damage during a break in); Earthquake; Water Inundation; Damage from Aircraft; Explosion. In addition, Residents should note any comments which have been made in the above schedule which involves the Village Insurance Policy, must be read in conjunction with the relevant insurance policy document.

What retirement villa maintenance will I be responsible for?

While Renaissance Retirement Living’s maintenance schedule does cover most things, there are just a few non-standard bits and pieces that you’ll need to look after.

For example, if there’s an oil or grease spillage on your garage floor, it’s time to get out the rubber gloves. If you have solar panels or an air-conditioner installed, these are non-standard fittings, so you’ll need to ensure they are properly insured and maintained.

The cost of pest treatment for cockroaches, spiders, and ants is your responsibility. And if you unfortunately lose your keys you’ll be off to the hardware store to get a new set cut.
